Early involvement in projects enables us to give you a working budget from the beginning of conceptual design. This budget provides a baseline estimate to guide decisions as the design process continues. As design proceeds, we update this budget with the latest information.
The four phases of a typical estimate are:
- Conceptual Design Estimate - Early in the design process, conceptual design estimates provide frameworks for evaluating different alternatives at the conceptual design stage. (Accuracy is usually within 15%.)

- Schematic Estimate - Provided at the completion of schematic design and establishes the baseline estimate. (Accuracy is usually within 10%.)

- Design Development Estimates - An updated estimate prepared as the design concept is finalized. (Accuracy is usually within 5%.)

- GMP (Guaranteed Maximum Price) - Established at the completion of contract documents by incorporating bids from subcontractors.
