The Project
$15-million transformation of a 1.2 million square-foot mall into a 107-acre open-air retail and entertainment center. Project included:
  • Partial demolition of the mall (400,000 sf)
  • Facelift to retailers at the mall edges (new canopies and upgraded facades)
  • Construction of five buildings (150,000 square feet) for key big box retailers (including Old Navy, Ross Dress for Less, Bed, Bath & Beyond, Michael's and G.I. Joe's)
  • Complete turnkey tenant improvements for four anchor tenants

The Challenges
Think Seattle area. Think winter. Think rain. Our challenges included.
1. Stormwater retention system. The infiltration and sand filter systems required a complete redesign. To minimize the impact on both schedule and material procurement, we brought the design team, subcontractor and city together to redesign the system on-site and gain immediate approvals.

2. Concrete flatwork. A fast-track schedule and the winter rainy season could have been a problem, but we fit in large concrete pours when weather permitted ahead of roof structure erection. We also allowed the roof structure to proceed when flatwork pours couldn't, fitting the pours in once the majority of the structure was erected. The result? Weather never hampered the critical path of the schedule.

3. Poor subsurface conditions. Augercast piles had to be doubled in length from the original design, creating an unavoidable increase to the schedule of two weeks. Not acceptable. Consequently, we phased augercast piles and foundation work closer together, working intently with the project superintendent, project manager, and subcontractors to eliminate conflicts and avoid a delay.

The Result
The transformation of an aging, partially vacant mall into a vibrant neighborhood shopping center in only six months despite a wetter than normal Seattle-area winter.
